1. Initial scope, identity, conflicts, and KYC
We confirm the scope, check for conflicts of interest, verify identity, and conduct source-of-funds checks where applicable.
2. Legal due diligence
We review the List of Ownership (List vlastníctva), ownership and title chain, liens, easements, pre-emption rights, litigation or enforcement indicators, cadastral map, permitted use, construction and occupancy records, lease status, and other transaction-specific risks.
3. Drafting and negotiation
We draft and negotiate the transfer agreement and related documents, addressing price, conditions, warranties, and timing.
4. Signing and payment security
We handle signing, identity verification, payment-security arrangement, and release conditions. The appropriate notarial, attorney, bank, or other lawful mechanism depends on the transaction.
5. Cadastral filing
We file the návrh na vklad (application for entry) with the cadastral department to register the transfer of ownership.
6. Registration and completion
Upon registration, funds are released under the agreed conditions. We coordinate handover, utilities, and post-completion actions.
